A. Briksha Agriculture Producer Pvt. Ltd. Company (BAPC) acquire big patches of fertile/unfertile land at low prices within a range of 60 km from the airport in the cities.
B. The same land is then converted into fertile farm land and further divided into patches of one to two acres of land with a proposed road of minimum 30 ft width around each patch of land.
C. These proposed farmhouse lands are then sold to customers at a reasonable price in small installments which may differ from location to location in whole India.
D. After the desired piece of land is purchased by the customer, BAPC will start land operations (setting out, levelling, cultivation etc.) on the site, thus making it fertile, hence, increasing the land value on the spot.
E. Ownership of land will always remain with the customer and they are free to take possession immediately whenever they wish or they can give their land on lease to BAPC through lease agreement, after that BAPC provides the customer with further benefits such as:
- BAPC will look after the land for the customer and will perform integrated agriculture on the same land growing different agricultural products as per the environment, thus generating yearly agricultural income and providing the customer with an yearly dividend from that income.
- If the customer wishes to sell their land at any given point of time, they can sell freely to any third party as per their wish, after taking a NOC from BAPC to transfer lease agreement rights to that party or if the customer wishes, they can sell their land to BAPC itself as per the market rate at that given point of time.
- BAPC provides an exchange offer to the customer, if they want to exchange their owned land at a particular location with a different land at a different location owned by BAPC by adjusting the price as per market rate and the proposed rate. The agricultural income may change depending upon the location of the exchanged land and the type of agricultural product obtained from that land.
- BAPC takes the responsibility of protecting the customer’s land from any type of encroachment after the customer has given their land on lease to BAPC.
- With time as BAPC keeps on performing agricultural operations on land, the land quality will increase, as a result land price will increase and if in future any government or private project gets proposed near the site, the land price will considerably increase further.
